Choosing the right estate agent to sell your home can be one of the most important decisions you make when you decide to move home.
Selling houses is there game but how good are they?
Estate agents do get a lot of flack, but how much of it is deserved?
Well going for the very best estate agent to sell your house could mean the difference between a faster sale and a bigger profit and no one being interested in the slightest. How do you know if you have chosen the right estate agent for you? Its not that difficult to be honest, if you follow these simple steps then I?m sure you will be on your way to a faster sale of your house.
Make sure that the agents have got a pretty good knowledge of your type of property and the market in your area, when they come round to do a valuation of your property, ask them what the market is like at the moment. Ask them which they think is the best way of selling houses in the current property market, whether you should stick to the basic way or have an open house day or even maybe consider going to auction.
A good agent will sometimes offer you some house doctor style advice, for example open all the doors upstairs to let the light flood down the stairs, and have fresh flowers in the hall way to brighten it up as the hallway is normally the first thing the potential buyer sees, make sure that your house has got good kerb appeal.
If you do a little bit of research yourself and just look at the for sale and sold boards around your area that will also indicate a good estate agent as they have ?sold? their company to other people.
Sell Sell Sell !
Well now that you have decided who is going to help you sell your house you need them to deliver what they promised. You need to sell, sell, sell.! You want them to provide a stream of viewers and lots of interest. You don?t want to be bothered with people who are not ready to move just yet but are just looking. You need these people to be selling houses too. You need people who have made the decision to move and are wanting a property like yours.
You need to make friends with your estate agent so that they keep on recommending your house to potential buyers. You need to give your agent all the details that you think they will need to get a quick sale on your house. And remember it never hurts to flatter someone, be nice to them and you will be rewarded with lots of advise an lots of viewings.
They are the ones working to sell your home and they want that sale as fast as you do because no sale to them means no money in their pockets. No sale No fee?
Your dream home
The house that you really want to buy is more than likely for sale with an agent too. Don?t be afraid to ask a lot of questions. The agents have been selling houses for a long time and have probably heard them all. ?what time do the street lamps start working? if the estate agent knows their stuff then they will be able to answer almost anything.
When the day comes that you have found your dream home then its time to make that all important offer. You need to ask a few questions first. How long has the property been on the market for?, have the people selling the house found somewhere else to live?, have they had an offer excepted on a house that they want? How long is the chain?.
Its best to keep in constant contact with the selling agents as once you have found the house that you want it would be a shame to loose it.
A private sale perhaps?
If an estate agent just does nothing for you and sounds like a waste of time the why not go it alone? The most effective way of advertising your house would be through the internet so why not give it a go. Its quite a growing trend, about one in five properties are sold privately now. If you research the web you will find sites that will let you link in and advertise the sale of your house. You normally have to pay a one off fee of around £150, but for this you might get a photographer who will come round and take some internal and external photos of your house and maybe even put a board up outside. You could also put an ad in the local paper in the selling houses section. There are some down sides to selling your house privately though, you will have to show people around and to be honest these people could be anyone, at least if you sell through an agent they do take some details of the people that they (or you ) show around.
Professional or go it alone?
I would personally say go for the professional as this is the safer option and think about it, they know what they are doing and so could ensure that you have a faster sale and more importantly you do not loose the house that you have fallen in love with. When you are not available to show a potential buyer around your property then they will take the reigns and make sure that you do not miss out on that one special person that falls in love with your house and wants to make it their home
