Subsidence problems
Traditionally selling a property which has a history of subsidence
is virtually impossible. This is because most prospective buyers
will need to finance the purchase with a mortgage and nearly all
mortgage companies will not lend against houses suffering from subsidence.
Even if you find a mortgage company who is willing to lend it will
normally insist on a significant retention being placed on the loan
until repair works have been carried out.

Short lease
For those of us living in freehold property a lease is of no concern
but for those living in a leasehold property the length of time
left on the lease has a significant affect on the market value of
that property. In real terms what this means is that as the length
of time left on the lease decreases the value of the property falls.
This fall in value happens much quicker when a lease has less than75
years when property values fall sharply.
This is because that in order to extend the lease the leaseholder
will have to re-negotiate an extension to the lease with the freeholder.
This will normally be a significant fee and an extension is not
always guaranteed. This means that properties with a short lease
are almost impossible for someone to buy if they are funding the
purchase with a mortgage.
