Update Your Home And Add Value!

How To Gain Value to your home by spending a little

Whether you are planning a move in the near future or if this is a long term investment, if you spend a little time and money on your property then your reward could be fantastic. From double glazing to a loft conversion it all adds that much needed value to your home.
If you plan on doing some major work to your home then the best way is to add another bedroom or bathroom by doing an extension or conversion.

Loft conversion

In the short term this looks like It will cost a lot of money but think of the benefits that it is adding to your property. Your initial outlay will be around £20,000 but if your are adding an extra bedroom to your house then this will raise the value up by around £40,000 which is double your investment. Loft rooms can be a really good selling point if done in the right way. The good thing is that loft conversions don?t always need planning permission either, although you will have to comply with the proper building regulations and any local restrictions. You must check that your loft is suitable for conversion first though, make sure that there is enough headroom.

Extending your property

Add a room and add that all important space and value to your home. An extra bedroom could add around 6% value to your property and an extra bathroom adds around 5%. An extension to the side of your property could cost in the region of about £20,000 but just think your 3 bed house is suddenly a 4 bed house and that is so much more appealing to the buyer. Its not only the upstairs that you can extend don?t forget the downstairs too. You could extent the kitchen into an amazing place to cook and eat as long as you get it just right. The key selling factors in a house as anyone knows are the kitchen and bathroom so why not make yours so irresistible that a potential buyer is blown away.

Garage Conversion

If you think that a garage is just to keep your car in or even just
for storage then think again. You can easily convert your garage space
into the family computer room or kids den. You can add central heating
so that the garage can just be an additional room in your home.

Parking

If you can the one of the best ways to update your property is by
adding off street parking. Block paved driveways that can fit 2 or
more cars on are ideal. The cost could be around £3,000 - £6,000 but
the potential profit could be around £20,000. A buyer will like to
know that there car is going to be safe when they move in and away
from the road. It also looks a lot nicer to have your car in front of
your house and not blocking up the street.

Windows

Windows are a major feature of your home so if they are old and have
got peeling paint then the buyer is going to be put off. PVC windows
always look tidy so are a sound investment. To get up to date windows
your are likely to pay around £5,000 but in the long run you will be
saving loads of money as they keep the heat in so you use less central
heating and in the summer months they keep your home cooler. You have
got a potential to add a value of around £8,000 to your property by
doing this too.
