HOW TO SELL YOUR HOUSE FAST

It's a fact that most buyers make up their mind about a property within the first few minutes of entering, so it's the all important finishing touches that make the difference for you to achieve that all important quick sale.

First impressions count

If you listen to the TV programmes then all they tell you is how everything should be painted in a neutral shade and accessorised with delicate pieces that show the property in the best way, realistically its not that easy to redecorate the whole of your house, especially when all you want to do is get a quick sale so that you can move on to your dream house as fast as you can. Some things that the style programmes tell you are quick and easily achievable though, for instance fresh flowers in a vase in the window, no washing left out on the radiators or washing line, and make sure that you have given your house a quick tidy up, buyers don't want to see your mess.

Pay attention to your kitchen and bathroom

For me the most important rooms in a property is always the bathroom and kitchen. People want to be able to move straight in without worrying about having to spend lots of money in these areas so if your kitchen is looking a bit tired or dated give it a lick of paint to brighten it up, and give it a good clean after all the buyer doesn't want to see your grubby sideboards and overflowing rubbish bin. The bathroom needs to smell fresh so open the windows (unless it's the middle of winter) and put some toilet cleaner down the loo! Put out fresh clean towels and a new soap if you can .

Make sure there is no clutter

Aim for a light a spacious feeling. Buyers want to know that they have got storage space so if your Hoover is left out in the middle of the hallway it tells them that you have got no where to put things and you are short of space. Make sure that you tidy up and if you can get rid of some things into storage it would be a good idea as the buyer can then imagine their belongings in place of yours.

Light

Open all your curtains and interior doors to allow as much light into your house as possible, if you have got an evening viewing it's a good idea to put all the lights on including any exterior lights especially if you have got a light by your front door.

Make your bedroom a dream

Be sure to make your bed and plump up the pillows ,if you can, have fresh bedding on your bed and make sure that you have picked up your dirty clothes off the carpet, dust your dressing table down and give the carpet a Hoover. Your buyer has got to imagine themselves sleeping in this room after a hard days work.

And finally The great outdoors

Don't forget this is the first thing that your buyer sees. Your front garden plays a big part in the selling of your house as it is revealing to your buyer what you are like even before they have even entered your home. If the front of your house is laid to lawn then make sure that you keep it mowed frequently and that no weeds are creeping up from anywhere. If you have got paving stones down then keep them tidy by sweeping up any leafs and rubbish that might accumulate. Buy a few pot plants (these are a good buy as you can take them with you if you wish when you move to your new home) and a hanging basket looks nice hanging near the front door. Clean your front door and Garage door if you have got one as this also make a good impression. Remember that you have got a back garden too, make the most of the space you have got as a big garden is always a winner. If you have got children's toys laying around then move them all into one area so your garden space does not look untidy.
