Is brown the new gold?
Recent changes in Government planning legislation mean that it
has never been easier to develop previously worthless pieces of
land. A new shift towards developing Brownfield sites as opposed
to expanding existing towns and villages into the countryside means
that many people do not even know that land that they have owned
for years now has development potential.
Many sites such as disused petrol stations, garages and lockups
which would have almost certainly had a planning application for
development rejected are now being viewed favourably by planning
departments.
The cost of preparing many of these sites prior to development
would also have proven too prohibitive in the past. But as land
costs have slowly risen over the years, many of these sites have
become more commercially and financially viable.
While this seems like an easy way to make quick profits, development
of any Brownfield land will need a complete understanding of the
unique problems of such developments. Most Brownfield sites will
need a degree of specialist cleanup work, removal of asbestos, contaminated
soil etc. this can prove to be complicated and expensive.
While most people may not have this specialist knowledge, or may
not want the stress and hassle of developing such sites, at HBFS
